Hardship Variance 26136 – 7210 Coquina Way (UBV zoning): the owner wants to elevate a 1950 home and add about 250 sq. ft., while keeping the three dwelling units on the lot (the house plus a detached two-unit rear building from 1955). Under current rules the lot supports one unit once the home is substantially improved. A second request would let an elevated utility platform and stair sit 3’-2” from the side property line where 4’-0” is required. The applicant says no new units are proposed.
Money noted in the packet: the Pinellas County Property Appraiser’s revised pre-storm structure value for 7210 Coquina Way is $376,550, which caps repairs/improvements at $188,274 under FEMA’s “50% Rule.”
Hardship Variance 26141 – 6595 Gulf Blvd (CC-2 zoning): ALIJON, Inc. asks to build a pergola 6’-0” from the rear property line where 20’-0” is required next to residential property.
Both cases were deemed complete and are scheduled for the Board of Adjustment on November 18, 2026. The next TRC meeting is also November 18.
